Checking in on All the New Construction

You know how you can’t keep track of all the new buildings sprouting up? Or whether many new construction projects are actually progressing because of the plywood fences? I walked and Citi Biked around the neighborhood so we’d have an up-to-date sense of what’s happening where—shamelessly peeping through holes when necessary.

P.S. I probably missed some. Let me know…. Note that this is just new buildings, except for 12-14 Warren (see below). If I’m feeling ambitious I’ll tackle conversions, but it’s harder to gauge their progress.

290 West 71213290 WEST
Location: Southeast corner of West and Canal (most recently site of a gas station).
Architect / Developer: Adjmi & Andreoli / VE Equities.
Size: Eleven stories; thirteen units.
Notes: Nothing much happening yet; could they be having to wait for 460 Washington—on the other side of 288 West—to make progress before they can proceed? I reached out to VE Equities, but I haven’t heard back. Rendering here.

Location: At the northwest corner of Watts, and going through to West Street (former site of a parking lot and two decrepit buildings).
Architect / Developer: Ismael Leyva Architects / Related.
Size: Ten stories; 107 units.
Ground floor retail: Yes.
Notes: Still no rendering, although we did see some schematics. Everything else we know about the rental building is here. And the photo doesn’t really indicate how much digging is going on.

Location: Southwest corner of Greenwich and Laight (combining the lot where a parking garage is now and the building to the west).
Architect / Developer: Morris Adjmi Architects / Taconic Investment Partners.
Size: Seven stories (there’s a penthouse level not visible in the rendering); 32 units.
Ground floor retail: Yes.
Notes: Visit the sales office here. Also: The sign on the fence says it’ll be done by the first quarter of 2014. Maybe they have plans to use magic?

Location: On the east side of Greenwich, between Hubert and Beach (formerly the site of a two-story brick building).
Architect / Developer: Adjmi & Andreoli / Colonnade Group and Olympic Real Estate.
Size: Eight stories; four units.
Ground floor retail: No.
Notes: Last July, the word was that they hoped to be completed in 12 months. Demolition happened pretty quickly, but then nothing. Colonnade Group says work should start in September. Rendering here.

Location: South side of Walker, between Cortlandt Alley and Lafayette.
Architect / Developer: Morris Adjmi Architects / Abra.
Size: Nine stories; nine units.
Ground floor retail: No.
Notes: This is the building that architect Adjmi called an “inversion of a cast iron building.” “From the New York Observer: “Instead of columns curving out from the building, they are indented into it. The windows, typically recessed, jut out from facade. It is as though the building across the street had been pressed against this one while it was still drying.” But that was two years ago…. I’ve reached out to Abra and Adjmi, but I have yet to hear back.

Location: North side of White, between Cortlandt Alley and Lafayette (formerly a parking lot).

Size: Thirteen stories; 32 units.

Notes: The building is well on its way to done, and yet still no marketing signage or website (that I can find). Strange, to say the least.

Location: Southwest corner of Leonard and Church.

Notes: The “Jenga Building” is going up fast. They’ve done a great job of keeping the Church sidewalk passage clean, and the security guard is a nice touch. Renderings here.

Location: On the north side of Warren (between Church and Broadway).
Architect / Developer: DDG (which is an affiliate of…) / DDG
Size: 15 stories; undetermined number of units (but they’ll be “large”). 12 stories, 13 units.
Ground floor retail: Presumably. No.
Notes: The most recent paperwork on the Department of Buildings website calls it a “partial demo” and says it’ll be 12 stories. This is more of a conversion than a new building, then, but I can’t shake the feeling it’ll end up looking so different (especially compared to conversions at, say, 93 Worth or 37 Warren), that it bears including.  Still no rendering. Update: The word from DDG is that it’s a “major alteration (more extensive than conversion).”
