Northwest Tribeca’s Next Big Development

Anyway, YIMBY got its mitts on renderings for the Ponte Equities building planned for 440 Washington, which we’ve also known as 31 Desbrosses. It’s the southwest corner of Washington and Desbrosses, adjacent to the big Related Companies condo going up at 70 Vestry (which takes up the western half of the block).

From YIMBY: “The structure will total 48,447 square feet, which will include 7,407 square feet of commercial space. The residential portion of the project will be divided among 41 units, giving an average size of about 1,000 square feet, which indicates it will probably hold condominiums.” Wait, is that really true for family-friendly Tribeca? And Ponte has a history of not wanting to give up the land. I wouldn’t be surprised at all if it’s rentals. “While filings list the development’s height at nine stories, it will actually clock in at 11 floors in total. A community space will be included on the tenth floor, and penthouse areas will extend up to the 11th floor.”

The design, by OCV Architects, is right in line with so much of the new development in northwest Tribeca (excluding this reveal from last week). And judged against Truffles, Ponte’s infamous development nearby, it’s entirely palatable.
