Seen & Heard: Preschool Closing

••• Someone is passing this flyer around northeast Tribeca. I can’t discourage you enough from calling 311 with false construction complaints! Moreover, complaints won’t get it stopped if the activity is as-of-right, and your view being blocked isn’t a valid reason to object. I looked at the Department of Buildings filings, but I can’t figure out what the plans are for the roof (the Schedule A seemed old…). Perhaps James can help out. UPDATE: See directly below the photo.

396 Broadway flyerIt turns out there was a very valid reason to call 311: The scaffolding on the roof of 396 Broadway collapsed on April 3—and as you can see from the second photo (both taken by a concerned neighbor), the skylight at 394 Broadway was certainly at risk. It was corrected, and then it collapsed again on April 8.

396 Bway-1 396 Bway-2••• Speaking of flyers, I hear someone was passing them out at 50 Murray yesterday in regard to the fight over rent-stabilization. As a reader explains, “A group of tenants is suing the owner for illegal rent increases dating back several years. Apparently in return for tax credits the building is supposed to be rent stabilized and some tenants have gotten 20%+ increases over the last few years.”

••• The Barclay Street School, a preschool inside Barclay Tower, is closing at the end of this school year. Its sister, the Park Preschool, will remain open.

Barclay Street School••• 79 Warren is for sale, which I only note because the plan had been to develop it and 81 Warren to the west. (New DOB filings show 81 Warren is getting renovated.) Below is the info from Cushman & Wakefield, including a current shot and a rendering of what you could inflict on do to 79 Warren; it’s neither landmarked nor in a historic district.)

79 Warren Cushman and Wakefield••• From April 1 to 30, Jane Freeman is showing nearly 150 captioned paintings of Jane Eyre and Frankenstein at the Municipal Building (1 Centre St., at Chambers), south entrance, 19th floor. The reception is on April 21, 6-8, to commemorate Charlotte Bronte’s 200th birthday and the 200th anniversary of Mary Shelley’s writing of Frankenstein. To attend the reception, RSVP by calling 212-669-4448. (You may remember her two posts of Tribeca recollections—and if not, go read them.)

    • I’m not sure we’re looking at the same Schedule A (if there can even be more than one), because the link you posted goes to a blank page (the DOB website is like that sometimes). But the one I see is also the one that says half the building will be apartments, and I’m pretty sure the developer has said it’s all hotel—so this Schedule A might be old?

      http://a810-bisweb.nyc.gov/bisweb/JB2ScheduleAServlet?requestid=6&passjobnumber=120786417&passdocnumber=08&allbin=1002323

      • As I read it, the Schedule A for Job No: 120786417 has been amended over time, including in September 2015.

The Schedule A data (not the scanned image) associated with Doc (Document) 1 shows the latest proposed uses (at each floor SUB, CEL, 01-10, ROOF). They are:

        PROPOSED SUB
MEN’S AND WOMEN’S LOCKER ROOMS, STORAGE

        PROPOSED SUB
MECHANICAL ROOMS, MAINTENANCE SHOP, HOUSEKEEPING OFFICE

        PROPOSED SUB
        BACK OF HOUSE OFFICES, LOUNGE

        PROPOSED CEL
        RESTAURANT/LOUNGE AREA

        PROPOSED CEL
        ACCESSORY FITNESS CENTER, LAUNDRY

        PROPOSED 001
        RECPTION AREA, HOTEL LOBBY, CAFE

        PROPOSED 001
        RESTAURANT

        PROPOSED 002 – 010
        NINETEEN(19)HOTEL ROOM

        PROPOSED ROF
        ROOF TOP RECREATION SPACE

        PROPOSED ROF
        MECHANICAL ROOM

When I click the link you quote, it takes me to Doc 8, which shows the amendments that were to be made to the proposed uses by floor shown on the Schedule A. They are noted on each proposed line as either “ADD,” “DELETE,” or “CHANGE.”

For example, here were the changes made to get rid of the apartments on the Schedule A:

        PROPOSED 002 – 010
        CHANGE
        NINETEEN(19)HOTEL ROOM

        PROPOSED 003 – 009
        DELETE
SIX (6) CLASS “A” APARTMENTS ON EACH FLOOR

        PROPOSED 010 – 010
        DELETE
        ONE (1) CLASS “A” APARTMENT, AND TWO (2) ONE-HALF CLASS “A” APARTMENTS

  1. With there being such a small selection of private pre-k downtown, I’m surprised that Barclay Street school is closing.
