Seen & Heard: Development at the 74 Hudson parking lot

Broker Andrew Stern at RKF has an unusual proposal listed for 74 Hudson: a one-story glass box with a lower level and mezzanine, totaling 18,000 square feet. Each floor has 16’ ceilings, and the listing says multiple divisions would be considered. This is trapezoid on the northwest corner of Hudson and Worth that is now a parking lot. The listing calls it a “dramatic landmark approved glass-box new construction,” with a rooftop available for the tenants use or to bust through for skylights. They are thinking it works for fashion, design or restaurant tenants, but the rendering makes me think car dealership. Either way, it’s a great trade for a parking lot, unless of course you park your car there. City records show the property was purchased in 1984 for $300,000 and handed down since then.

FINAL SHOTS AT THE IRON HORSE
Nick McManus (a Polaroid portrait artist who took the pic of the bar staff above) sent in this report from the final happy hour at the Iron Horse, whose owner defended it mightily in social media as an unapologetic dive bar: If you’ve spent any time drinking in downtown Manhattan you’ve probably got at least one wild, bar dancing story from Iron Horse, a bar that closed last night after almost a ten-year run on Cliff Street. M y high school friend and long-time Iron Horse patron Bill Enright invited me to join in their final happy hour last night. He also introduced me to owner Zbigniew ‘Ziggy’ Szymczyk, who tended the bar. “Ziggy told me they’re closing because their lease was up and they wanted an astronomical amount of rent,” Enright relayed to me. “It sucks.”
The bar auctioned off all its ephemera, including the swing.

23 WARREN SHED COMING DOWN IN MAY
The CEO of New Bedford Management said the sidewalk shed on the southeast corner of Warren and Church will come down by the middle of May. He said it went up about a year ago (?) as part of an inspection and cornice and facade repair process that has already begun and should be wrapped up soon.

NISH NUSH IN WINTER WHITE

Nish Nush got a paint job, and I think it looks smart. Used to be brown. This building is one of the last little taxpayers in the neighborhood, I think? Reminds me of Chelsea in the ’80s.

  3. I’m not sure how the RKF broker can market this because it would need approvals from the buildings surrounding the lot and there is no approval from the landmark commission for this sort of thing.
