Details have emerged about Ponte Equities’s plan for 31 Desbrosses, pictured above (it’s also known as 438-440 Washington). From New York YIMBY:
An LLC has filed applications for a nine-story, 41-unit mixed-use building of 48,447 square feet spanning 438-440 Washington Street, in Tribeca. OCV Architects is designing, and commercial space will measure 7,407 square feet. The existing six-story building recently passed pre-demo inspection.
As you can tell from the blue box in the (old) map below, I had assumed the decrepit parking garage to the south (432-436 Washington) would be included, and demolition plans were filed in July. The DOB paperwork for 31 Desbrosses, however, only mentions 31 Desbrosses/438-440 Washington. (The lot size is listed as nearly 8,000 square feet; I’m a poor judge of space, but that seems like it could just be 31 Desbrosses.) What’s more, the DOB paperwork for the demolition of the low building at 432-436 Washington lists Ponte Equities as the owner—but with a Related Companies email address as the contact. New theory: The 13-story Related building in the works at 268 West (the red box in the map) will use at least some of 432-436 Washington for an entrance on Washington.
The paperwork for the new nine-story building at 31 Desbrosses also says that there will be 41 apartments, with six on most floors. The building will likely be rentals, which doesn’t inspire a lot of hope on the design front. Here are some Tribeca apartments that OCV has done.
