First Look: One Beekman

Developer Urban Muse has posted a bunch of renderings for One Beekman, its 25-story condominium at the southeast corner of Park Row: “Rogers Stirk Harbour + Partners‘s first residential building in NYC reflects the firm’s philosophy that materials should express their natural characteristics—and convey the inherent warmth and texture appropriate to residential dwellings. Scheduled for completion in Spring 2018, the project includes 31 homes from 900 to 2,900 square feet, three commercial units of approximately 4,500 square feet each and one retail unit of approximately 3,200 square feet.”

••• “Double-height spaces augment the column-free interiors.”
••• “Side screens create a depth and materiality which resonate with the adjacent buildings and City Hall Park.”
••• “The loggia structures form an inhabited wall to be occupied by the residents, visible from within the apartments.”
••• “At the ground level, a glazing system lends a greater transparency to the retail and lobby areas, distinguishing the base from residential floors above while giving the building a street presence.”

1-beekman-rendering“At 25 stories,” says Nickel’s post, “the project will reach 366 feet high and feature 30 units. Nearly 15,000 square feet of retail and commercial space will occupy the first five floors. Residences on the 6th and 21st floors will have private terraces and a covered exterior corridor will be located on the 22nd floor. […] Construction is projected to take 24 months.”

As for the 54-story L+M Development Partners project next door at 23 Park Row, we only have this lone rendering.
