The Next Wave of New Buildings in Tribeca (Part 2)

Part one gathered renderings for the new buildings in Tribeca where work is underway. And then there are the buildings where no progress is visible. (I’m not including spec plans like the one for 11 Hubert.) Some have renderings; most don’t.

49-51 PARK PLACE
Between Church and W. Broadway
A two-story Islamic cultural center will sit next to the 43-story condo tower under construction at 45 Park Place; last anyone heard, Jean Nouvel is designing it.

86 WARREN
Between W. Broadway and Greenwich
Twelve-story rental building with two ground-floor retail spaces, designed by BKSK Architects for Solil Management.

265 BROADWAY
Between Chambers and Warren
Roe Corporation’s plan calls for a 45-story tower with condos atop a 109-room hotel; whether the company has the right to build that high is unknown, as is whether Gene Kaufman is still the architect.

250 CHURCH
West side of Church from Franklin to Leonard
This isn’t technically a new building, but the conversion of 15-story 250 Church from commercial to residential (107 units), with two floors being added to the top, promises to have an outsize effect on that section of Church. In the summer of 2016, Real Estate Weekly reported that the NYC Department of Human Resources would be leaving in August of 2017, but people appear to still be working there, and the permits for the conversion are pending. Handel Architects is handling the design for Norvin Properties.

Southwest corner of Sixth Avenue and White
Eight*-story triangular condo (if it gets the variance) designed by DXA Studio for NAVA. Ground-floor retail. (*”Seven stories plus penthouse” would equal eight, no?)

Southwest corner of Broadway and Lispenard
There was once mention of a 50,000-square-foot building (and the sighting of a drill), but nothing else about it is known.

The plan for an eight-story building has had trouble getting past the Landmarks Preservation Commission.

419-421 BROADWAY
Northwest corner of Broadway and Canal
This is technically in Soho, but it’ll dramatically change the face of a prominent Tribeca intersection: Morris Adjmi–designed eight-story commercial building for United American Land. The Landmarks Preservation Commission approved it in December.

465 WASHINGTON
Between Canal and Watts
In 2013, Arthur Becker’s Madison Partners announced that the five-story building is getting a gut renovation and a five-story addition. From Madison Partners’s website: “10-story, seven-unit condominium building at 465 Washington Street, in northern Tribeca. The building will meet Passive House standards, and Zakrzewski + Hyde Architects is developing and designing. Completion: Q4 2018.” A flurry of permits were filed in 2017, so perhaps it’s getting ready to proceed.

In July of 2015, permits were filed for a single-family home of 12,100 square feet on the vacant lot and the building the four-story building to the west: From YIMBY: “Living quarters will start on the third floor and span through to the seventh. According to Schedule A, the ‘grand hall’ will take up of the first floor, and a wine cave, service kitchen and formal dining room can be found on the second level. Up top, the eighth floor will have a pool, hot tub and sun room, which will open up to outdoor space and a roof garden.” Nothing has happened since.
