12 Month Real Estate Review – A Spotlight on Tribeca Sales

Based on the past 12 months of sales activity in Tribeca, brand new developments are selling at a 15 – 30% premium over older condos. However, keep in mind that many of the new development sales have been in contract for the past 1.5 to 2 years and reflect pricing from 2017 to early 2018. Most new development projects go on sale pre-construction and don’t close until the building is complete, so many times units go into contract months or even years before they close.

Sales volume in Tribeca has been steady, and surprisingly average sales prices and average price per square foot are in line with the peak of the market back in 2014 – 2016.
