The Greenwich by Rafael Viñoly, wrapping up

Yimby has some closeups of the exterior work of The Greenwich by Rafael Viñoly, the 88-story residential skyscraper at 125 Greenwich, just south of the World Trade Center. And since it’s been an age since I mentioned it, I thought it was worth a revisit.

The late Rafael Viñoly, who lived in Tribeca until his death in March, designed the tower as “two side-by-side monumental I-beams rotated 90 degrees into the sky.” The tower’s structure is especially resistant to wind and allows for more flexible layouts since there are fewer interior columns; Viñoly requested a zoning variance that would allow for larger floor plates in exchange for a reduced building height (!) from the previously approved building scheme.

The tower is 912 feet and will have 272 condos.

The building, at 125 Greenwich, has been under construction since 2016, and topped out in spring 2019 — but there have been several setbacks since, including covid, financing troubles and even a (small) fire.

There will be three floors of retail space at the base on Greenwich and Thames.

Sales started in May. A 418-square-foot studio is listed at $995,000; a 924-square-foot one-bedroom is $2.2 million.

  2. If the 5WTC tower is built across the street some of those apartments will lose their views.
