A 120-square-foot condo for sale — no humans allowed

A super high-tech underground parking system has been installed on Leonard Street — and spots range from $350,000 to $495,000, making it an indulgence even by Tribeca standards. The Tribeca Car Vault opened at 24 Leonard in September 2023, descending four floors underground. A Lamborghini will require a $350K spot, but your Range Rover Extended will cost you $495K. (I haven’t done a careful survey, but I think monthly rental spaces are coming in at about $1000.)

This concept was a new one for me for the city, though I know friends in the neighborhood who have purchased storage spaces and parking spaces in their own buildings. But these are available to the public — 130 spaces that are all fully mechanized in a crazy kind of 3-D Tetris configuration. It’s all driver-free, using robotics and lifts. And you can call ahead to have your car waiting using an app. The video below explains it best.

24 Leonard, a nine-story condo, was designed by BKSK for developer Charles Dunne in 2018. The parking garage is being sold by Serhant, the real estate company. It looks like these spaces are individual, 200-square-foot condos, with a maintenance fee of $195 a month.

And here’s the pitch: “The number of parking garages and lots in New York City continues to dwindle, with no new indoor parking being developed in Tribeca. Securing a spot means securing your parking license for a lifetime. The Tribeca Car Vault optimizes parking, offering a convenient, secure, and exclusive experience. A 24 Leonard parking license is a transferrable asset that is expected to appreciate as parking in Lower Manhattan becomes increasingly scarce.”

Might be fun — or really scary — to spend the night in your car…
