The cute taxpayer at 225 West Broadway south of White, which currently has the charming restaurant Terra Winebar in the ground floor, was just sold for $7 million. I looked it up because I had heard a rumor that One White Street was expanding to that space, but it seems that was incorrect. (The noted restaurant’s founding chef, Austin Johnson, just left.)
“The building next to Rigor Hill has sold but we currently have no plans for expansion at this time,” said One White managing partner Ryan Sohn. “We will certainly be in touch if we do decide to expand though!”
One White took the corner building — #1, of course — in 2021. They soon expanded next door to 227 West Broadway, the former Cafe Clementine, which had been there from 2005 to 2021. (Clementine moved to Greenwich and Duane, the former Cornerstone space, ICYMI.) It now houses Rigor Hill Market, One White’s cafe and farmers market.
Terra has been at 225 West Broadway since 2021 (it was Atraversa, and then Sagra Pizza Bar, all owned by the same folks), when they were forced to leave their longtime space at 222 West Broadway, where Stafili Wine Cafe is now.
It’s like musical chairs for restaurants!
Now this is above my paygrade, but in looking up the sale I noticed that there is a 2014 easement granted by the owners of 225 and 227 West Broadway to the developers of what is now 100 Franklin for “light and air.” I am thinking that means 225 cannot get bigger?? James?

As a long time resident of Tribeca, there are now only two restaurants that I can comfortably eat dinner at without worrying about prices while enjoying the food and the atmosphere. Terra is one of them. I hope they will remain in the neighborhood.
It’s light and air to legalize the residential lofts at 221-223 West Broadway.
Practically speaking it prevents a vertical enlargement of 225.
