Another Tribeca classic is for sale

I generally don’t list apartments for sale as editorial — they can advertise! But this is a remarkable one, especially since it’s listed for $30 million. (The Staple Street skybridge is also for sale.) You’ve passed it a thousand times — 4 Staple Street is the two-story townhouse on the west side between Jay and Harrison. And as I recall it was on the loft tour many moons ago. But I had no idea it is as large as it is — and that it is part of a compound including alley parking spots and a commercial unit across the street at 1 Jay.

And here’s a quirk: the listing says the 1 Jay condo bylaws fully permit a restaurant or other commercial uses. AND there are 3000 square feet of undeveloped air rights above the townhouse.

The 2-story townhouse at 4 Staple was designed by the noted architect Diana Kellogg, who bought it with her husband Neil Burger in 2002 for $1.7 million. (Neil is a filmmaker who directed the “Divergent” series, “Billions,” and more.) It had changed hands a couple times before that — city records go back to 1966 when Isidore Fleischman sold it to Gizella Slanka, when I believe the transaction required a mortgage of $10,000.

The townhouse was built in 1868, has a cast-iron storefront, 4100 square feet of interior space with three bedrooms and a roof deck on top. The 2500-square-foot commercial space across the street at 1 Jay currently has a studio, office and wine cellar.

The renovation is beautiful — there are exposed beams and vaulted ceilings, something I have seen many times in Tribeca but never before above the basement level. It’s definitely worth perusing the listing — even if you are not coughing up $30 million.

  1. I’ve been intrigued about the alleyway where the entrance to 67 Hudson is and what was west of the entrance for years!
