An update on 80 West Broadway

Demolition started in September at 80 West Broadway, on the northwest corner with Warren, but no plans are available yet. What we do know is COOKFOX Architects have been engaged for the site, which will be 13 stories, 145 feet tall, mixed use residential and commercial. They just filed plans with the Department of Buildings in December.

This from Raymond Roubeni, the principal and founder of developer Astral Weeks: “We’re pleased to have commenced demolition work at 80 West Broadway, marking the first step toward delivering a thoughtfully designed mixed use development that will complement and elevate the character of the surrounding Tribeca neighborhood. We look forward to sharing further details as the development progresses.” —

As it stands for the moment, 80-86 West Broadway is a five-story 19th Century brick building with some neighborhood history — the vestigial remains of College Street.

The demolition will go from the corner of Warren west to the parking lot and north to 88 West Broadway, which is the L-shaped building that is also 72 Warren.

The brick building was sold in January for about $27 million. The L-shaped 72 Warren was sold in 2021 for $37 million.
