One bedroom apartments dominated sales in Greenwich Village over the past 12 months (9/20/18-9/20/19), with the largest volume trading in doorman coops. There were a total of 202 one bedroom sales across building types, double to triple the volume of other size categories (there were 119 two bedrooms sales). Alternatively, there were very few large apartment sales (4+ bedrooms),
totaling only 16.
The large majority of new development sales were in 21 East 12th Street, 80 East 10th Street and 116 University Place. 21 East 12th Street was designed by renowned architect Annabelle Selldorf and developed by William Macklowe. 116 University Place is a brand new boutique condo, designed by Morris Adjmi Architects. 80 East 10th Street is at the intersection of the East Village and Greenwich Village with only 12 residences.

IT’S A GREAT TIME TO BUY!
There is plenty of opportunity for buyers right now! Interest rates are at historic lows (dropping further yesterday), developers are offering increased incentives, prices are down (dramatically in certain categories), sellers are more realistic, there is less competition and deals can be made on properties particularly those with intrinsic flaws. Greenwich Village will always be a great investment, especially if you plan on owning your property for at least 7 – 10 years. There are some buyers waiting for prices to drop further and our advice is to not try to time the market, as it is nearly impossible. You could miss an amazing opportunity right now. There is currently a lot of inventory on the market (see below) which generally favors buyers. There are also a lot of small apartments in contract right now which could indicate the lower end is on the way back up.
