United American Land, which owns much of Canal Street around Broadway, received approvals last week from the Landmarks Commission to build out 277 Canal — aka 422 Broadway — currently the three-story Oltarsh Building on the northeast corner. They first unveiled renderings for the site three years ago; the approved building is pretty much the same: a 21-stories with 159 rental units, 31 of which are affordable. The building was designed by Morris Adjmi Architects.
There’s also three floors of retail and as part of the deal, the developer is rebuilding the subway entrance (Canal Street N, Q and R) and adding an elevator with a bonus through the Zoning For Accessibility Program.
The original building was a 1920s-era Renaissance Revival-style theater, store and loft building and is inside the SoHo-Cast Iron Historic District Extension.
As part of their presentation, UAL noted that this is the only site within the historic district that has a subway running
directly below the building. It’s also located at the intersection of two wide streets — part of the rationale for allowing for a taller building than the rest of the district allows.
Isn’t that the northwest corner of canal and broadway? Or am I misunderstanding?

Despite justified concerns about congestion and traffic on Canal Street, NYC continues to enable development that will increase traffic and congestion.
Stop fretting. By the time 277 Canal is finished, the $9 congestion toll will have reached $12 (2028), en route to $15 (2031), reinforcing the drop in traffic thus far.
The project is exactly what NY — and our climate — need: new homes built at or near transit lines. Indeed, did you not see that the deal includes rebuilding the subway entrance — with an elevator, no less?
But sure, go ahead. Keep restricting new housing, and keep driving up rents so that NY City and State lose even more congressional representation and political power. MAGA loves you.
The majority of the units will be “luxury” thus generating e-commerce, Uber vehicle traffic along with routine building service traffic. As for the affordable hopefully they are permanently “affordable”,

Increased tolls so far have done little to ease the congestion on Canal Street. Nor will a hike of $3.
However, this project will bring in well over a hundred units of luxury condos, increasing gentrification pressures on the nearby Chinatown population, as well as blighting the low-rise SoHo Historic District of which it will be a part.
But those who shill for billionaire real-estate developers like UAL, care little about that, as long as their dystopian vision of NYC as Dubai or Hong Kong is met.

Since the SNX passed in December of 2021, there have been precisely ZERO new housing units delivered to date. This project is a total win for the neighborhood. Period.
The fact that they hired a real architect to thoughtfully design it is the cherry on top.

Imagine the pedestrian congestion on the narrow 12’ sidewalk and the vehicular mess on perennially congested Canal that will persist for years when the builder brings in a gargantuan crane reaching over 200 feet to erect this luxury tower!!
And where will all the building materials be stored?
