WHY IS 5 WTC STILL NOT BUILT?
The Times has a story about 5 World Trade Center — the only residential tower on the site — which has been stalled out for years. “The story of the unbuilt 5 World Trade Center is a tale of a prime piece of New York City real estate where nothing has seemed to go right in the 25 years since Sept. 11, including the years when the building served as a black-shrouded reminder of the worst terrorist attack in U.S. history.” The Times story says. It continues: “The governor’s office is urging the Port Authority to take the project away from the development team, led by Silverstein Properties and BGRE, and put the project back out to bid, a government official said.”
A NYC DUMPLING SURVEY
The Times asked “creative types” to name their favorite dumpling spots, and some Chinatown winners make the list. Here’s my recommended dumpling tour.

THE CONVERSION OF 100 WALL
Crain’s has a story on the conversion of 100 Wall, where the developers — BLDG and David Werner Real Estate Investments — have a $219 million construction loan. From Crain’s: “The joint venture purchased the 29-story office building between Water and Front streets for $116 million in 2024, and subsequently announced plans last year to convert it into 168 apartments. The financing…will fund the conversion of floors two through 11. Floors 15 through 29 will remain as office space, and are nearly fully leased.”
CONSTRUCTION UPDATE AT 8 CARLISLE
Yimby reports that structural work is wrapping up on 8 Carlisle, aka 111 Washington, just south of the World Trade Center. The tower is 789 feet tall and will have 462 residential units plus 7000 feet of ground floor retail and a rear yard. It was designed by Handel Architects.
