Another Parking Garage Is Biting the Dust

Here’s a rumor from a reliable source: Louis Provenzano Garage at 24 Leonard has been sold to Tribeca-based Tribeach Holdings, which plans to tear down the 1940 building and replace it with a new condo building. My source said that the air rights were previously sold to 34 Leonard next door, so the new building won’t be taller than the existing one. But because the site falls just outside the Tribeca West Historic District, the Landmarks Preservation Commission won’t have any say over it.

This is the same block where the LPC approved a controversial new building for 15 Leonard.

Note: The sale has yet to be recorded by the city (at least according to StreetEasy), and Tribeach Holdings hasn’t returned two calls. Obviously, I’ll update this if they do. I stopped by the garage to ask if it was closing—always an unpleasant task—and they said, “Not anytime soon.” But my source says it’ll be closed by March.

Tribeach also developed 19 Beach and 61 N. Moore.
