More Luxury Condos on Leonard

Last October, a tipster told me that 24 Leonard—the 1940 Louis Provenzano parking garage just west of Varick—was being turned into condos by Tribeca-based Tribeach Holdings: “My source said that the air rights were previously sold to 34 Leonard next door, so the new building won’t be taller than the existing one. But because the site falls just outside the Tribeca West Historic District, the Landmarks Preservation Commission won’t have any say over it.”

The following month, it showed up on StreetEasy as being purchased by 24 Leonard Holdings LLC (and then, remarkably, disappeared). I recently wondered if it was indeed happening, and lo and behold, BuzzBuzzHome discovered Department of Buildings documents confirming the plans. It’ll have just seven units on nine stories—guess it picked up some air rights from someone—and the developer is Charles Dunne, who was responsible for the controversial 33 Vestry. No avant garde architecture this time, though: The architect is BKSK, which did 77 Reade and the upcoming 1 Vandam.
