In the News: The Pearl Paint Buildings Have Been Sold

••• “353 and 355-357 Broadway between Leonard and Franklin streets” have been sold, but to whom remains unclear. “The $73 million price-tag includes the air rights from No. 359, which [family-owned ABS Partners] is retaining. It was the family’s first building and, in 1853, the site of Civil War photographer Matthew Brady’s studio. The pricing for the 10,965-square-foot site was $550 for each of its 132,780 buildable square feet. With a 210-foot height limitation, the future project can still grow by roughly another 50,000 square feet and the buyers are quietly adding transferable air rights to the mix.” Note: In the photo above, 353 Broadway is the two-story building at left; 355-357 Broadway, to its right, is where No Romance Galleries, Cafe Boca Ciega, and Gelsey Kirkland’s ballet school are; 359 Broadway is the five-story building at the right. —New York Post

••• A Massey Knakal press release announced that the former Pearl Paint buildings (304-306 Canal) have been sold to an unnamed buyer: “It features approximately 37 feet of frontage along both Canal and Lispenard Streets and delivers additional air rights. [….] Due to the sizable floor plates and phenomenal location for retail and residential, the building offers a great opportunity for a developer, investor, and/or user.” Here’s a hunch: Demolition with a new residential building with an entrance on Lispenard. Or: hotel.
