Renderings for Big New Warren Street Condo

30 Warren rendering2 149-151 ChurchYIMBY was handed two renderings for the 12-story, 23-unit condo soon going up at 149-151 Church (the full block between Chambers and Warren). The project, which will be known as 30 Warren, is being designed by Post-Office Architectes [sic]. These renderings make it look a touch Brutalist…. I’m sure it was a conscious choice to release a rendering that juxtaposes the new building with 56 Leonard—which, despite local feelings about it, is presumably considered a success because it sold well—but something about 30 Warren’s balconies reminds me more of Chatham Towers.

The developer is Cape Advisors, which is also doing the big condo on W. Broadway between Warren and Murray (for which no renderings have appeared yet).

  1. I do like the design, even if a bit brutalist. My issue with these new developments is the commercial space. Not sure if it is the size or the price, but they sit empty for years. 25 Murray (the block of Church btw Murray and Warren) sits empty for years with a few failed businesses. The Warren St side is a complete joke. I really do not understand the dual level spaces that are not inviting. Maybe they will be filled with another crossfit shop or wedding dress by appointment store. But these are not the type of commerce that makes for lively street fronts. Bemoan what they look like on the outside, but shoe repair shops, newsstands, and frigging food shop/deli/grocery make for busy sidewalks and a safe community.

  2. it’s a nice rendering of the jenga building but it really doesn’t show much of this project.

  3. Totally agree with Josh1. This rendering shows practically nothing.

    I am very interested in the entire design, but this is like when I see what sounds like a good apartment for rent with no sq ft or price listed and you just know then that its no good.
