New Design for Nine-Story Canal Street Building

The new design for the proposed nine-story building at 312-322 Canal got a chilly reception from Community Board 1’s Landmarks Committee, reports the Tribeca Trib. (The previous design is here.) Unlike most buildings on the block, 312-322 doesn’t go all the way through to Lispenard, and the residents of 45 Lispenard, directly behind 312-322 (currently only two stories, as shown at right), are upset about the potential blocking of their windows.

“The façade’s repetition recalls some of the underlying structural rhythms of the historical district’s notable palazzo-style, cast-iron facades, but avoids replicating or reproducing their forms, details or material choices,” says the website of Paul A. Castrucci Architect, which designed it on behalf of Trans World Equities. The rendering above does not include the two-story addition at 308-310 Canal, to the east.

CB1’s role regarding landmarks is advisory, and now the matter goes to the Landmarks Preservation Commission, which will discuss it next month.

  1. Tribune article is interesting – some of the comments echoed my initial thoughts on seeing it. (Elevator Tower?!)

    To be fair what is there now is pretty ugly however they should definitely be made to reduce bulk and add more decorative elements
    (I feel The Greenwich Hotel is a case study on how to do it right)

    I do empathize for the residents who will lose their rear facing windows and light but these are obviously lot line and that won’t carry much weight in the final decision.
