That’s the building with the J. Crew Ludlow Shop and Bar Cyrk on the ground floor. The penthouse is already visible from across Hudson and (less so) on Thomas Street.

It’s a shame they can’t repair the cornice. UPDATE: I heard from someone working on the restoration of the building, and he wondered what I was talking about, seeing as how the cornice “is beautifully restored and in good condition. If you are referring to the opening on the left by the fire escape is just that, an opening. It is the access to the roof through the fire escape. It was built this way.” I responded that my assumption was that the cornice originally ran the width of the building, and that at some later date, a hole was cut into it to allow the fire escape to reach the roof. He said he’d look into it. If anyone else has historical photos of the building, do share. (And, yes, the building is looking really good!)

How is the sidewalk cafe for 125 Chambers Street even being considered, given that the Zoning Resolution apparently forbids it? Is CB1 unaware or unconcerned?

Special Zoning Districts Where Certain Sidewalk Cafes Are Permitted
#Enclosed# or #unenclosed sidewalk cafes# shall be permitted, as indicated, in the following special zoning districts, where allowed by the underlying zoning. #Small sidewalk cafes#, however, may be located on #streets# or portions of #streets# within special zoning districts pursuant to the provisions of Section 14-43 (Locations Where Only Small Sidewalk Cafes Are Permitted).

Good argument. You are more than welcome to come at the CB1 meeting to discuss your concerns. This street is extremely busy and it makes no sense to have a sidewalk cafe.
Does this mean that American Flatbread is reopening?
It’s possible, but more likely, the owner of the space is trying something different.
Parm has had a few small tables outside recently, tucked into one of those strange little corners on that side of the building. Doesn’t look like a particularly amenable spot for it.
