The Next Wave of New Buildings in Tribeca

It can be hard to keep track of all of the new buildings under construction in Tribeca. This should help: First, here are renderings for the projects where work is currently happening. I’m not including any, such as 70 Vestry and 111 Murray, that are far enough along that we already know what they look like, or any conversions, such as 108 Leonard. And we’ll save the dormant ones for part two.

Between Church and W. Broadway
The 43-story building has only recently poked above street level, but sales are already underway. The sales office is at 74 Leonard.

65 W. BROADWAY
Between Warren and Murray
One of two Cape Advisors projects in south Tribeca (see below), the condominium will be 10 stories with retail on the ground floor.

30 WARREN
Church Street between Chambers and Warren
Cape Advisors’s second project is a 12-story condo with ground-floor retail, designed by Post-Office Architectes. The facade is Ductal, an “Ultra-High Performance Concrete.” Sales have started.

Southwest corner of Chambers and Church
Greystone’s 10-story condo, with a Starbucks and Vitamin Shoppe at street level, designed by Woods Bagot.

Broadway between Franklin and Leonard
Nineteen-story condo designed by Skidmore Owings & Merrill for Toll Brothers City Living; the entrance is along a dog-leg hallway on Leonard. Sales office at 75 Leonard.

Nine-story condo designed by BKSK for developer Charles Dunne.

Sixth Avenue between White and Franklin
Eight-story condo and ground-floor retail, developed and designed by DDG, on two triangular lots. DDG is also redoing the median between Sixth and Church.

456 GREENWICH
Desbrosses between Greenwich and Washington
Architect Stephen B. Jacobs designed the eight-story hotel with 96 rooms for Western Heritable Investment Company, Caspi Development, and Barone Management. According to Jacobs’s website, the plan calls for “a 100-person theater, spa, and an interior and exterior pool—mix with a ground level restaurant, café, and bar lounge to provide an inviting and seamless program for both hotel guests and area residents.”

  2. What about 79-81 Warren Street ?

    • It struck me as a relatively minor conversion, and the finished buildings aren’t likely to look all that different from before—unless the plan is different from what we understand it to be.

  3. I love the conversion of the Barnett Newman Triangle…Looks like it may function as a mini-park. Any slice of green nature downtown seems like good news!

  6. How about the corner building on the south east corner of Broadway and Walker?

    • I think I didn’t write the intro clearly enough…. This roundup is of *new* buildings—i.e., ones that will make the blocks they sit on look different than before. While the Walker Hotel Tribeca at 396 Broadway will undoubtedly bring a different energy to that corner, it won’t look all that different.

  7. It’s really disheartening to see more people lose their light from exposures that will now be obliterated by buildings. It’s feeling like midtown around here.
