Nine Mystery Storefronts

A lot of previously vacant storefronts appear to be the site of activity—the “for lease” sign has been taken down and/or the windows have been papered over. Here are nine where I suspect that something is moving in. I’m not including storefronts that are getting used as pop-ups/event spaces (or cleaned up so they can be used that way), such as 371 Broadway and 42 Hudson.

30 PARK PLACE
On the plaza between Park Place and Barclay.
There had been a rumor that Luke’s Lobster was interested in one of the plaza retail spaces, but the rep says it’s not so.

Between Church and W. Broadway.
Previously: Bela Brazil salon (before the building was converted to condos).

25 HUDSON
At the southwest corner of Duane.
Previously: TD Bank. The interior is undergoing a serious demolition. A nearby resident heard that One Medical might be expanding into the space, but a staffer there had heard nothing of the sort. (Also, the window frontage seems like something One Medical wouldn’t value—or want to pay the premium for.) UPDATE: James dug up DOB permits that say it’ll be a dance studio, but Elizabeth said it’s a “national yoga company.” Anyone know more?

7 HARRISON
At the southwest corner of Staple.
Previously: Ten Thousand Things.

173 W. BROADWAY
At the northwest corner of Worth.
Previously: Boomerang Toys, before the building was converted. Technically, this is different from the rest, in that nothing has changed (and no work is currently happening). But it’s still high on my list of storefronts to keep an eye on, because the build-out was pretty thorough—everything but the floor—and the location is so prime.

78 FRANKLIN
Between Broadway and Church.
There’s a tiny room to the right of the building’s residential entrance; in the past, the window was not part of it. But perhaps that’s changing? Why else would they bother papering the window? UPDATE 2/5: Someone at 78 Franklin confirmed that the window on is papered over for elevator work, as James surmised.

383 BROADWAY
Between Walker and White.
Previously: Shoegasm. Work has been underway for a while, but to what end? (Besides using the space for a New Year’s Eve party.)

9 WHITE
Between Sixth Ave. and W. Broadway.
Previously: Sales office for 11 Beach. Could this be a sales office for 14 White or 100 Franklin? The latter is less likely because developer DDG doesn’t tend to do sales offices. UPDATE: As James discovered, Ales Ortuzar is opening a gallery there.

52 LISPENARD
Between Broadway and Church.
Previously: Built out as a Foundrae jewelry boutique (the name is embedded in the floor), the space was most recently used an an office for the misbegotten Fyre Festival. Peeking over the paper, you can see a desk and a fig tree that someone appears to be watering.

  3. A “national yoga company” is moving in to 25 Hudson.

  4. Harrison St. is Alton Lane…a men’s clothing store that also as an outpost in Flatiron.

  5. 78 Franklin is going to be the new home of twenty first gallery. They are a design gallery.

  6. 78 Franklin St is not a new storefront but apparently merely a construction enclosure for a rebuild of an existing elevator shaft.
