ANALYZING TRIBECA’S RETAIL MARKET
Commercial Property Executive has a Q&A with local commerical broker Andrew Stern, who has an analysis on the local retail market. “In 2019, I completed seven deals in Tribeca,” he says. “Since the pandemic, I have completed 47 deals in the neighborhood. Reasons for this velocity include the area’s highly desirable residential market and lower commercial rents. Due to the pandemic lowering rents, interesting and entrepreneurial tenants could take these spaces.”

VIPP SHOWROOM AT 39 LISPENARD
This story from New York is old, but it is tuning me into the fact that the Danish design company Vipp has its showroom at 39 Lispenard. (I love their stuff so will have to go by soon.) The third-generation owner of the family business lives in the loft that also serves as the company showroom. Another notch for the Tribeca Design District.

THE ECONOMIC JUSTICE ISSUES OF FOOD DELIVERY
Tribecan Charlie Komanoff has an opinion piece in Streetsblog about the safety of and economic issues behind bicycle food delivery in the city, and notes is broken — not just because it’s essentially unregulated, but also because it’s unpriced. “Failure to price deliveries by distance leads New Yorkers to order from three miles away even though three blocks might suffice. The result is lots of unnecessary e-bike miles and excessive battery charging, whose costs are only now being confronted. On the roads, critics say delivery workers make conditions dicier for just about everyone: Pedestrians are discombobulated, non-working cyclists are discomfited by having to share already narrow bike lanes with speedier vehicles, and the delivery riders themselves risk life and limb, with 23 killed in crashes just since 2020.”
