1 Park Row is moving forward again

I have been meaning to do an update on 1 Park Row, the corner building with the curved facade at the intersection with Ann, when a story about the development getting a cash infusion popped up in my feed.

The building, which was demolished in late 2019, topped out at 24 stories, 305 feet, and is now scheduled to be finished in 2025. It will have 58 condos and 19,000 square feet of of office and retail, Yimby said, on what was part of the J&R retail empire, and later a seasonal Halloween costume store.

The Real Deal said the developer, Circle F Group, secured a $50 million loan from 3650 REIT to complete the project. “The deed was transferred in 2019 to 1 Park Row Development from 1 Park Row LLC, with Rachelle [Friedman, the R of J&R] signing for both entities. Circle F emerged as the developer and Parkview Financial provided a $90 million construction loan in 2021.”

When J&R closed there in 2014, Gothamist reported that “owners Joe and Rachelle Friedman announced that they were closing in an attempt to ‘adapt to the technology, retailing and real-estate trends.’ Their plan is to ‘rebuild this location into what we hope will be an unprecedented retailing concept and social mecca.'”

  1. I spent 30 hours in the original 1Park Row on 9/11. I not only guarded the store which had 10’s of millions of dollars in inventory but, I also fed and helped shelter first responders who were coming in throughout the night. The army had dropped off K-Rations and I fed fire and policeman by hand. I could see the fires burning at ground zero. I did not leave until Wednesday 9/12 at 3 pm. In 2015, I got sick 14 yrs after 9/11. I had worked for J&R for 37 yrs.
