I was finally offered a rendering of One Park Row, the corner at Ann Street that has been under construction since 2019.

The 24-story building just launched sales on the 58-or-so condos, from studios to one four-bedroom penthouse. The renderings seem to show similar views across different layouts, but you get the idea of the curved windows from the inside.

There will be 19,000 square feet of of office and retail on what was part of the J&R retail empire, and later a seasonal Halloween costume store.

When J&R closed there in 2014, Gothamist reported that “owners Joe and Rachelle Friedman announced that they were closing in an attempt to ‘adapt to the technology, retailing and real-estate trends.’ Their plan is to ‘rebuild this location into what we hope will be an unprecedented retailing concept and social mecca.’”
