Not sure why this has been bugging me, but I have been asking for months to learn the address of the proposed tower in Independence Plaza and I finally learned: 308 Greenwich. I guess I wanted to call it by its name.
The tower will be in line with Jay Street.

BIG questions still remain about the affordable housing that the developers are required to build in exchange for 20 percent more additional bulk that what the site allows. Those units — right now 251 — could be on site, off site, part of new construction, substantial rehabilitation or preservation of affordable units.
According to a Crain’s story from when Independence Plaza was refinanced, currently 60 percent of the units are market rate at an average of $6,000 per month; 20 percent are Section 8 housing, for which the federal government pays 70 percent of the rent; 20 percent fall under the city’s landlord assistance program — or rent stabilized.
No one that lives at 310 Greenwich or right where tower will be built is looking forward to this environmental hazardous mess. We have health issues from 911. This can not be safe for tenants
It wasn’t unsafe when someone built the home you live in. It won’t be unsafe to build these new homes.
This only benefits Venado. The community will suffer.
Can’t believe our city would allow this in our neighborhood. Does not fit the architecture and will be ugly. Conserving old architecture and limiting height would be better.
Can you imagine somebody building a tower, 2 blocks away from the tallest building in america. I mean seriously, will somebody think of the children.

Guess what solution to the housing crisis is? More housing! Of course no one loves construction sites or having their views blocked, but this is New York City – baked into the cost of living is acceptance of it being the crucible of creative self-destruction and rebirth. We all miss El Teddy’s, but things change.

You are correct that we desperately need more housing, but it needs to be affordable. The middle class is being driven out, leaving people on assistance and the wealthy. This tower is taking advantage of the loophole that is technically “affordable housing” to build bigger, but without the requirement that it be in the same neighborhood or consist of new units. It is such a massive project that it will lower the quality of life with traffic congestion, overburdened mass transit, increased CSO discharges into the Hudson, and costlier shopping. A project like this would never happen on Sutton Place, and it has survived your so-called “crucible of self-destruction” for over a century.

“overburdened mass transit” ? The biggest problem the MTA has is that subway ridership is still down from pre-pandemic highs.
“costlier shopping”? Go talk to anyone running a business in Tribeca if they would like to have more potential customers in their neighborhood.
We need more housing of all kinds. This will be a welcome addition to the neighborhood once completed.
Cities need to grow and change, not be locked in amber.
