Long neglected site at West Broadway and Warren has a developer

I’ve been meaning to sniff this out for a couple weeks — since I saw surveyors on the site two weeks ago while visiting Amare Pilates — and here it is in The Real Deal: Prosper Property Group and HM Group USA have acquired the empty lot on the southeast corner of West Broadway and Warren, one of the neighborhood’s saddest dinosaurs. It’s been a hole in the ground since at least 2016.

The Real Deal said the site — 61 Murray a/k/a 61-75 West Broadway a/k/a 59-61 Warren — was purchased for $24 million and the developers have a $68 million construction load to build 23 condos — a variety of one- to three-bedrooms — above ground-floor retail. (Maybe they will bring back the Raccoon Lodge!) It was always slated to be 10 stories; my guess is it remains the same.

Prosper is also completing 32 Walker, on the corner of Church; HM Group is a South Korean developer.

Once the home of the Racoon Lodge and Mariachi’s, the site has the honor of being among the dinosaurs of Tribeca, since it has been a hole in the ground for this past decade. There were some movement last fall, when permits were filed with the Department of Buildings for a 10-story residential building with retail uses on the lower levels.

HAP Investment Developers originally started construction in early 2017 and stopped in 2019. Back then the site was called 59-61 Warren.
