Since the developer MetroLoft, founded and headed by Nathan Berman, has been in the news non-stop with the construction crisis around the former Pfizer Headquarters on East 42nd Street, I thought it was worth reviewing the company’s projects Downtown. Berman was dubbed the king of Fidi by Crain’s more than a decade ago — and it’s an even more relevant title now — but his portfolio began in Tribeca in 1997 with the conversion of 71 Leonard.
The Pfizer building is — was? — on track to be the biggest conversion in the country — with 1600 units, it was second only to the MetroLoft (and GFP Real Estate) project completed last year at 25 Water — 1320 units in the former JPMorgan Chase building.
All the city papers are also making connections now to the Pfizer building problems and a continuing lawsuit at 443 Greenwich, the celebrity dorm at Desbrosses/Vestry. There are six filings going back to 2021 — the latest was in 2025 — claiming that shoddy construction during the conversion has caused damage to apartments.
