Construction Update: 65 Franklin

The residential tower at 65 Franklin — scheduled to rise to nearly 300 feet on the corner with Broadway — is well underway after the site was dormant for seven years, when the 19th Century buildings there were razed. The building broke ground in April and sales are slated to launch next year.

Sky Equity Group, the New York City-based real estate development firm founded by Simon Dushinsky, engaged COOKFOX Architects to create the 24-story building — at a height of 293 feet plus mechanicals — with 106 condominium units, commercial on the first two floors, and a permitted 24-parking space garage in the basement.

With the application of a number of zoning strategies, the building was able to get 36 percent bigger than what the original zoning would have allowed, from 215 feet to 293 feet. Read more of those details here. The project is expected to take two years to build, starting this past summer.

Meanwhile, neighbors have already gotten frustrated with the construction there — especially since Sky Equity has a Department of Transportation permit to close all of Franklin Street for cranes and concrete trucks. The permit online shows it runs through November 4.

“The construction team has completely blocked off an entire block of our street daily from 6:00 AM to 7:00 PM, effectively converting public street space into a private construction yard equipped with two large cranes, cement mixers, and heavy machinery,” neighbor Shampa Bhattacharya in a letter of complaint to Councilman Chris Marte. “In addition, a line of waiting cement mixers and trailers frequently blocks Broadway, causing major traffic gridlocks.”
