Inside 34 Leonard

A reader tipped me off to the fact that 34 Leonard had become a rental building, so I wandered over. (It didn’t take much persuading: I’ve always found it quite handsome.) Sure enough, the leasing agents said that their company, Epic UK Ltd—which also has 211 and 217 W. Broadway—took the building over on Thursday and converted it to rentals. The building had been built as condos but it ended up in foreclosure during the recent/current bust.

Five of the 16 units—which come as one-, two-, and three-bedrooms—are already leased; rents range from $10K to $45K for the full-floor penthouse. If you rent starting Oct. 1, you get one month free.

They showed me around: I was sold—metaphorically!—after seeing the second-floor leasing office, so when we moved on to the roof deck, I was in full-on love. The views, particularly to the north, are fantastic, and there’s a communal BBQ and an outdoor shower. (I suppose that’s in case you get barbecue sauce everywhere, you dirty bird, you. Actually, the floor below has a wraparound deck—I’d never noticed it from the ground—with a hot tub and an outdoor shower that’s not hidden behind louvers. The tenants can put on quite a show for 60 Hudson.) We also checked out the fitness room and the wine cellar, where each unit gets a locker.
