The former parking garage at 56 N. Moore, between Greenwich and Hudson, was emptied of cars as of November, with plans (then) in place to move forward on a boutique office building. But The Real Deal reports that the developer — Metro Loft — has not ruled out a plan for luxury residential.

The building’s website describes it as “the only office of its kind in true Tribeca” with nine floors available to lease. (The website also has some cool illustrated renderings.) But Metro Loft, which developed a lot of the deals in Fidi in recent years, hasn’t yet closed on the property.

From The Real Deal: “The firm hadn’t ruled out a residential use, as the developer was still considering all options, according to a spokesperson from Metro Loft. The firm has also yet to close on the site, the spokesperson added, which is still owned by the Calicchio family, private Tribeca-based investors. A deal should be finalized in the next few months, according to the spokesperson.”

Read more about the project here; either way the 100-year-old building would get a restoration and a three-story rooftop addition. Last we checked, the Landmarks Preservation Commission had given a provisional approval; there was still some work to be done to make sure the addition’s railing on the parapet wall was set back far enough to not be seen from the street. (This is the heart of the Tribeca West Historic District.)
