••• “Taconic Investment Partners reached an agreement to pay $65 million for a development site on 71 Laight St. in Tribeca, sources familiar with the deal said. The transaction is expected to close in May or June. Taconic plans a residential building with roughly 30 to 40 units on the site that’s also known as 401 Washington St. and now houses a warehouse and parking garage. Any plan must be approved by the Landmarks Preservation Commission because the site is in the Tribeca West Historic District.” Here’s the post about the previous owner’s plans; the rendering is what had been in the works. However it happened, a penthouse at the Tribeca blockbuster 101 Warren Street has returned to market just three weeks after selling in late December for around $7.65M. The new price, $8.6M, seems like a shameless cash grab, but this particular penthouse, which sat on the market for more than a year before selling, is an unlikely candidate for a quick flip. Still, the unit is pretty unique, with a double-height loggia that encloses a wrap-around 1,076-square-foot terrace, floor to ceiling glass in every room, broad views of lower Manhattan, and three bedrooms.” “Wrap-around terrace” is up there with “hotel-style sheets” in my list of real-estate turn-ons. —Curbed
