••• 67 Murray is on the market for $21.5 million—and it was bought for $12 million in February. The increase is attributed to the $200 per square foot in rent that Gunbae—the Korean barbecue restaurant and karaoke bar that has not received Community Board 1’s OK for a liquor license—is paying for its 15-year lease. Also of note are the unconfirmed area rents provided as comparison: “Juice Press signed a lease for about $152 per square foot at 83 Murray Street in 2013. More recently, Starbucks signed a renewal deal for about $240 per foot at 99 W. Broadway.” —The Real Deal
