  • The prices are higher, so that they include a tip (and the folks in the kitchen make more as a result). I'm actually a pretty generous tipper, but, no, I'm not fond of the process. — Erik Torkells on Eight New Enthusiasms

  • So you're a cheapass that doesn't like to tip? You deserve the poor service — Karina on Eight New Enthusiasms

  • Cami, The market is definitely softening from where it was 1-2 years ago. There is a ton of new construction still ongoing adding further to the large pool of newly completed units. Banks have already noticed this issue and Construction loans are harder to get. Some price adjustment already underway and probably more to follow. Long term outlook will of course be positive but now is probably not the best time to buy — Rohin on In the News: Target’s Tribeca Store to Test Delivery

  • As I see celebs at wholefoods and at the Greek restaurant lately (saw Bradley Cooper there), I am asking for everyone who cares about the local area to support the retail in the area. I get it is easy to buy things online but the retail plays a good function for the area and will be sad if we end up with empty stores. Not just the cafes and restaraunts but also the pharmacies and the other boutiques, if we support them the area remains more vibrant and we end up with a better environment. — jack golden on Welcome to TweeBeCa: Special Celebrity Edition!

  • Great shots! — AF on Close-Up: Walker Street

  • One can see the vacancies, but one cannot really know which leases are being extended or renewed before they ever come to market. A going concern would really try to make a deal with their landlord well before the place is listed. However some places cannot survive even at the existing, pre-renewal lease rent. — James on Seen & Heard: Nickel & Diner

  • But by definition an extension helps a going concern amortize that build out over a longer term. — James on Seen & Heard: Nickel & Diner

  • Tenants often invest a significant amount in sunk buildout / startup costs and they need to amortize that cost over a longer term. — chavanel on Seen & Heard: Nickel & Diner

  • Typically retail tenants don't want the uncertainty of having a short-term lease. — Tenant on Seen & Heard: Nickel & Diner

  • Perhaps someone with better commercial real estate knowledge than me can answer this. I know landlords are not renewing leases (since commercial leases are usually very long term) in order to try to get a higher paying tenant but why not just renew for a shorter period of time, like one or two years and re-evaluate instead of keeping the place vacant for years on end? — lowphat on Seen & Heard: Nickel & Diner
