The new developers of 65 West Broadway — a placeholder since the address is still up for grabs — was nice to get in touch and send these renderings. The plan from Prosper Property Group: a 10-story condo with 23 residences and ground-floor retail.

What you see below is a teaser for what they said would be a laid-brick facade (not precast panels) with some sort of greenery, though that has not been figured out yet.

The plan is to start by September if not sooner, and finish by second quarter of 2028. With luck for residents of that corner, the construction will coincide with that of 80 West Broadway on the northwest corner with Warren. The first job is to rework the foundation, and as they proceed, they will cut away the steel rakers that are there to protect 57 Warren while the lot was dormant for a decade.

The building will have 1 one-bedroom, 9 two-bedrooms and 13 three-bedrooms. They said they are open to most retail — even cooking; there will be two to three units totaling 10,000 square feet on the West Broadway frontage.

There’s no name or address yet, and as they noted, there is a lot to choose from: 61 Murray, 61-75 West Broadway, 59-61 Warren, just for starters. More TK.
