This is an update for the *southeast* corner of West Broadway and Warren — not to be confused with the empty lot now at the *northwest* corner of West Broadway and Warren. An update on the latter will be coming soon, since now that the weeds are knee-high in there I am beginning to panic that we have another empty lot on our hands…
Meanwhile, the work by Prosper Property Group is progressing at what I have called 65 West Broadway in the past but is now officially 75 West Broadway (the options were 61 Murray, 61-75 West Broadway and 59-61 Warren). It will be a 10-story condo with 23 residences and ground-floor retail.
We are awaiting new renderings from DXA, the architect; the ones here are from July. But much remains the same. The facade will be hand-laid brick with some sort of greenery along the rooftop and possibly sidewalk planters if permitted. The unit distribution is 1 one-bedroom, 9 two-bedrooms and 13 three-bedrooms, including 2 penthouses with exterior terraces.
They have completed a rework of the foundation — work was originally started there in 2017 — and the superstructure will begin soon. The projected finish is second quarter of 2028.
For retail, there will be one to three units totaling 10,000 square feet on the West Broadway frontage — and the team is currently identifying the right partners for those spots.
For the backstory on this site, it once had the honor of being among the dinosaurs of Tribeca, since the developers have left it as a hole in the ground for nearly a decade. Construction originally started in early 2017 and stopped, I would say, around 2019. The site was called 59-61 Warren by the original developers, HAP Investment Developers. Prosper and HM Group purchased it earlier this year.
