RE: Trinity Commons....It is NOT the new school at 77 Greenwich. It is the new office tower built by Trinity Holdings (and connected to Trinity Church via the bridge) at 74 Trinity. Manny is amazing. I spent a decade on the ball fields watching him gently ref and guide the kids on the field. He is great with the girls in particular. But what may people don't know is that Manny also coaches a team of downtown mom's who have gotten off the side line. He brings his signature warmth and kindness to this group. Unless you're talking about a walmart, target or a Kohl's, not sure which stores you mean. This place was obviously not built for the people of New Jersey nor for the working people of New York. It's meant to be a tourist trap and a place where high end brands can show off their wares for advertising. No one is making any money in this place. Since my boys were babies, they have been running around the battery park fields playing soccer and interacting with Manny. We are so incredibly lucky to have him as part of our downtown community. I am so happy to learn more about his upbringing, a true mentor to our downtown kids. I know friends who have moved out of the neighborhood or gone back overseas to their home countries, but no one forgets Manny. Whenever we see him, we say hi and there is always a smile on his face. Are there any updates to this article? 2 elderly friends of my mom live in Gateway. One in 400 and another in 200. They asked me to write as one lease ends June other in July. That’s only 6 months months away after Holidays. We need time to assist them as one has lived there for over 30 years! — Carmen on Gateway tenants battling to keep rents ‘affordable’
Rita - rent stabilization was to be applied to the units which were under lease during the rent abatement period. Without a rent stabilized lease, the penalty to the landlord includes: - Stabilization for life (while the tenant is still a leasee), and - Rent overcharge refund Once the tax abatement is done, if the tenant had a valid rent stabilized lease, the landlord could have de-registered the apartment making it a market rate unit. While I do have a real estate license, I am no lawyer, but I agree the landlord knew about the abatement (how couldn't they?!), and the 421-g exposure on purchase of the buildings. Their recent quarterly conference call indicated the lawsuit should have no real impact on their revenue and net profit. Let's not forget Dudley of the eponymous Paw shop on Greenwich at Duane! Dudley used to sun himself on summer days sitting on the doorsill of the store watching the various canines parading by, occasionally acknowledging them by making a little woof sound. How long is rent stabilization required? Is the tax abatement set for so many years and then rents are allowed to increase?
