With the sale of 1 and 5 Lispenard, the home of Nancy Whiskey, and office evictions in several buildings in the neighborhood, I thought I better check quick on the properties owned by Peter Matera, who died last September.

Matera, whose family acquired close to a dozen buildings in the neighborhood in the 1970s through the ’90s, was 61 when he died; he lived at the time in Point Pleasant Beach, New Jersey. His parents, John and Margaret, built their portfolio here over decades while living at 5 Lispenard; some of the deeds go back far enough to name the families who owned the land before the streets were cut — like the estate of Anthony Lispenard.

From what I’ve been told, one buyer bought most of the Matera buildings — thought it’s hard to see that in the city records. And the plan is to flip them one by one. Here’s the list — comment if I am missing something:

321-325 Church at Lispenard
Saluggi’s, Westside Coffeeshop, barber shop
The LLC that purchased the property in June is calling it 33 Lispenard.
Sold for $6.5 million
The plan in 2019 was to build a seven-story building on the site.

The two buildings were sold in June for $7.9 million
Number 3 sits between the two and seems to have no immediate action — Tataki Japanese is on the ground floor. It is owned by Leonard Hecht, who acquired it in the 1990s along with 237 West Broadway, aka 2 White — the sweet landmark on the corner that is now Todd Snyder at the Liquor Store.
