Plans have been filed for the Tribeca Pharmacy building, with its Jason Bourne addresses including 17-23 Avenue of the Americas, or 1-5 Walker, or 249-253 West Broadway. This is the biggest of the many Matera family properties; it sold in January 2025 for $18 million. Yimby had the story first.
The new building — at one time it was called 1 Walker and may still be — is filed as a 135-foot high residential building that will have five units across 35000 square feet. That seems nuts to me, even if you subtract out some sort of ground floor retail?? But what do I know. The developers are Sumaida + Khurana, who were the construction managers for 157 Hudson, the landmark brick building on Collister, and they co-developed Soori High Line on West 29th and 152 Elizabeth, designed by Japanese architect Tadao Ando.
Tribeca Pharmacy closed in January 2024; Tribeca Park Cafe closed in August 2025 after 45 years there. Anotheroom is planning to move to Washington and Laight after an initial plan to move further down West Broadway; that liquor license application (for what could be a cool location) will come before CB1 in April.
Peter Matera, who died in 2023, lived above the pharmacy. His estate included a huge Tribeca real estate portfolio amassed over decades by his father. Many of the buildings have been sold off already; the latest to go was the Eulalie building just south on West Broadway.
Way back before the pharmacy, it was an art bar…there were
Paintings by everyone on the walls ( traded for tabs). It was
rumored that the upstairs was a brothel.
Someone out there must remember the name of the bar….great
pit stop on the way from Spring St. Bar to Barnabus Rex.
It was called Magoo’s!
There was also a great Vietnamese restaurant in that building as well.
I remember the Vietnamese restaurant on the Sixth Ave side- inexpensive, delicious, and they had a fish tank that was made to look like a suspension bridge as I recall…
